A dilapidation report is an independent record of the condition of a property before nearby construction, demolition, or excavation begins. It documents existing cracks, defects, wear, and other visible issues with dated photos and written notes, creating a clear baseline for comparison later.
Why It Matters
The main importance of a dilapidation report is that it helps protect both property owners and builders. If damage is claimed after works begin, the report shows what was already there beforehand, which can reduce disputes and support fair resolution. This gives clients peace of mind, helps protect against false claims, and provides useful evidence if a disagreement arises.
A pre-settlement or pre-purchase inspection is a final visual check of a home before settlement or before you buy. It confirms the property is in the expected condition, highlights any defects or damage, and checks that agreed repairs and inclusions are still in place.
Why It Matters
This inspection is important because it can uncover damage, faults, or unfinished repairs that may affect the value, safety, or livability of the home. For pre-settlement inspections, it also checks that the seller has left the property in the agreed condition and that any contractual obligations have been met.
A residential and commercial building inspection is a detailed visual check of a property’s condition. It helps identify defects, maintenance concerns, and potential safety issues before you buy, lease, or invest. This gives clients confidence, supports better decision-making, and helps avoid unexpected repair costs down the track.
Why It Matters
These inspections are important because they help buyers, owners, and tenants make informed decisions before committing to a property. They can reveal costly defects, compliance issues, or safety risks that may not be obvious during a quick viewing. For residential properties, this can protect families from unexpected repair bills and hidden problems. For commercial buildings, it can also help reduce business risk by highlighting issues that may affect operations, liability, or future maintenance costs.

No, you usually do not need to attend, although some clients like to be there at the end to discuss the findings. If it is for a pre-purchase/pre-settlement inspection of a house or apartment, we can organise access with the real estate agent.
